Borrower qualification requirements for Conforming Loans(up to $417,000):

• Minimum credit score of 580
• Debt to income can not exceed 55%

Borrower qualification requirements for Jumbo Loans(greater than $417,000):

• Minimum credit score of 680
• 20% down
• Debt to income can not exceed 40%
• Exceptions to the above can be made on a case by case basis

Terms and Conditions of the Loan:
Pavillion Bank will provide construction financing and MetLife will provide a long term permanent loan. The Pavillion construction loan will be converted to the long time permanent loan when construction is completed. Interest rates on the construction loan and the long term permanent loan quoted to the borrower will be “locked in for one year”(Conforming Loans only), provided construction is completed within this one year period of time.

Borrower enjoys:

• No closing cost on the construction or permanent loan because these cost can be included in the builders sales price.
• Finance cost on the construction loan can be included in the sales price. A 1099 form will be provided to the borrower so the interest paid on the Pavillion loan can be deducted on their Federal tax return.
• Borrower has a permanent loan “locked in rate” (Conforming Loans only), for one year.
